Lady Bird deed vs. living trust — which one?

For a single property with a simple "keep control now, kids get it later" goal, a Lady Bird deed is faster and cheaper. Will transferring my property trigger my mortgage's due-on-sale clause?

Transfers of your own residence into your trust, and Lady Bird transfers, sit inside federal Garn-St. Germain protections. Transfers of investment property to an LLC don't — most lenders don't act on estate-planning transfers, but you should know before you record, and the builder flags it.

Do I lose my title insurance when I move property to my LLC or trust?

Your owner's policy covers the named insured — a new owner entity generally isn't covered automatically. Ask your title company about an endorsement; the attorney tier walks through it with you.

Does the attorney tier include the recording fees?
